Important: Kyora International is a technology platform connecting investors with real estate agents. We are not a licensed real estate agency in France or the UAE, and do not directly conduct property transactions. We do not guarantee investment performance, property availability, or transaction outcomes.
This disclosure is not exhaustive and does not replace professional legal, tax, or financial advice. You should conduct thorough due diligence and consult qualified advisers before any investment decision.
Market and economic risks
Property market volatility
Real estate values can fluctuate due to economic cycles, supply and demand imbalances, regulatory changes, or geopolitical events. There is no guarantee that property values will increase, and you may lose part or all of your invested capital.
Currency and exchange rate risk
If your home currency differs from the investment currency (e.g., investing in Dubai real estate denominated in UAE Dirhams while holding Euros or US Dollars), exchange rate fluctuations can significantly affect your returns when converting proceeds back to your home currency.
Liquidity risk
Real estate is typically an illiquid asset class. You may not be able to sell your property quickly or at your desired price, especially during market downturns. Transaction costs (agent commissions, transfer fees, legal fees) can be substantial and reduce net proceeds.
Rental income variability
Projected rental yields displayed on the platform are indicative estimates based on agent-provided data and market conditions at the time of listing. Actual rental income may be lower due to vacancy periods, tenant defaults, market saturation, or changes in local rental regulations.
Operational and transaction risks
Agent and developer risk
While Kyora verifies agent RERA licenses periodically, we do not guarantee agent competence, ethics, or transaction success. Agents and developers may fail to deliver on commitments, delay projects, or engage in misconduct. You bear full responsibility for selecting and vetting your agent and developer.
Construction and delivery risk
Off-plan properties (under construction) carry risks of project delays, cost overruns, design changes, or non-completion. Developer insolvency or project cancellation may result in loss of deposits or invested funds, even if protected by escrow arrangements.
Escrow and off-plan purchases (Dubai Law 8/2007 + Circular 02-2025)
Under Dubai Law 8/2007 and DLD Circular 02-2025, off-plan property purchases must be protected through a DLD-accredited escrow account held at an approved bank for the specific project. Kyora International never holds, receives, or processes property purchase funds.
Investor protection checklist (DLD 'Know Your Rights'): Before purchasing off-plan property in Dubai: (1) Verify the project is registered with DLD; (2) Confirm the escrow account number and escrow agent (DLD-accredited bank); (3) ONLY make payments to the designated escrow account — never pay the developer or agent directly; (4) Obtain receipts and payment confirmations from the escrow bank; (5) Verify project completion guarantees and timelines in your sales contract.
Kyora does not verify escrow account details, developer solvency, or project registration status. You must independently confirm these through official DLD channels before making any payment.
Property condition and legal title
Property descriptions, photographs, and specifications on the platform are provided by agents and may not reflect current or accurate conditions. Hidden defects, title disputes, encumbrances, or zoning violations may only be discovered after purchase. Always conduct independent inspections and title searches.
Management and maintenance costs
Service charges, property management fees, maintenance costs, and utilities can be significant and vary over time. These costs reduce net rental income and overall returns. Unexpected repairs or building-wide assessments may arise.
Regulatory and legal risks
Foreign ownership restrictions
Some jurisdictions limit foreign ownership of real estate or impose additional conditions (e.g., designated freehold areas in Dubai). Laws governing foreign investment may change, affecting your ownership rights, resale ability, or tax obligations.
Tax implications
Real estate investment may trigger tax obligations in multiple jurisdictions: the property location (e.g., UAE), your country of residence, and your country of citizenship. Tax treatment of rental income, capital gains, inheritance, and wealth varies widely. You are solely responsible for understanding and complying with all applicable tax laws. Kyora does not provide tax advice.
Regulatory and policy changes
Government policies on property ownership, rental controls, visa-for-property programs, transfer fees, or repatriation of funds may change without notice. Such changes can affect property values, investment returns, or your ability to exit the investment.
Legal enforcement and dispute resolution
Legal systems, contract enforceability, and dispute resolution mechanisms differ across jurisdictions. Recovering funds or enforcing contracts in a foreign jurisdiction may be costly, time-consuming, or unsuccessful. Arbitration clauses or choice-of-law provisions in purchase agreements may limit your recourse.

Kyora does not guarantee that you will find a suitable property, complete a transaction, achieve target returns, or successfully resell your investment. We are not liable for investment losses, transaction failures, agent misconduct, or market downturns.
Platform availability and data security
While we implement robust security measures and maintain platform uptime, we cannot guarantee uninterrupted access or absolute protection against data breaches, cyberattacks, or technical failures. You should maintain independent records of your investments and communications.
